2nd major electrical issue since buying my house last summer. Both times the house could have caught fire. Both issues should have been caught during inspection, in my opinion. Now I’m out $1,000 unless the inspection company steps up to the plate.

After buying several homes, I think home inspectors are just scam artists.

Metal studs? Inspectors are better than nothing. Alternative?

I have had zero good experience with the competency of inspectors (they’ve all been very nice though). Every single time I’ve had to walk them through and tell them what to annotate.
I think they’re only beneficial for folks who are completely ignorant of buildings.

What is the story here, this looks like an aluminum window with romex wire running through an aluminum window frame, where it can chafe, and short.
Who let that pass?

They missed an entire electrical box on my house (hooked to a transformer but no meter...it would be perfect, if it hadn't all been installed circa 1940!)

Holy shit! How much to rewire the entire house for peace of mind? Do you have enough smoke detectors and good batteries in all of them?

It’s a scam. If you are
completely
ignorant, they’ll find relatively obvious things but otherwise, it’s just a $300 box to check.

Ain't that the truth. Years ago, my stepdad built an addition on his house, did the work himself. Upon inspection, they failed him for his chimney. He waited two weeks and called back again, and this time they passed him, with the inspector (who was the same guy) noting what a great job that chimney was.

And this is why we use conduit.
